Vision

VISION

A COMMUNITY-ORIENTED PLACE TO LIVE, SHOP AND GATHER AT THE CROSSROADS OF SEPULVEDA AND JEFFERSON.

The 11111 Jefferson project will transform the triangular site bounded by Sepulveda, Jefferson and Machado into a residential and commercial/retail mixed-use project with significant publicly-accessible open space.  The project will create a community gathering space with modern retail and restaurants; provide much-needed mixed-income, multi-family housing; and improve the overall look and functionality of this gateway property with elegant architecture and publicly accessible spaces, along with investments in mobility infrastructure for all modes of transportation.

OUR JOURNEY

ENGAGING THE COMMUNITY TO DEVELOP A PROJECT THAT REFLECTS CULVER CITY AND THE LOCAL NEIGHBORHOODS

Since rolling out the initial concept for 11111 Jefferson in July 2019, we have been dedicated to robust community engagement, actively soliciting feedback from our neighbors and the community at large.  

 

Community engagement will not stop there.  We will continue to engage throughout the planning and approval process with robust community outreach and engagement.

 

Through actively engaging our neighbors in the development process, the community had a hand in making meaningful changes so that the project is reflective of the community in which it is located.  The community spoke…we listened by…

 

  • Reducing the number of apartment units from 279 to 230

  • Increasing publicly accessible open space on the ground level from 11,500 square feet to 28,800 square feet

  • Reducing office space by ~80% from 51,000 square feet to 11,450 square feet

  • Reducing overall traffic impacts by significantly minimizing the office component – one of the highest generators of peak-hour traffic – and converting the remaining office space from creative office to community serving commercial (doctors’ office, dentist, accountant, architect, etc.)

  • Keeping ample shared parking, above what is required for each use by code, while reducing the overall number of parking spaces by 183 parking spaces to 653

  • Investing in elegant architecture and smart design that minimizes the building’s massing; creates a porous and open design; uses soft materials like wood on the building’s face; and includes lush, green landscaping at all levels of the project

  • Maintaining five traffic lanes on Machado without curbside parking

  • Improving on and off-site mobility by widening sidewalks on Sepulveda, Jefferson and Machado; improving efficiency and functionality of Machado; investing in traffic signal upgrades; adding new bike lanes on Sepulveda to connect to the Ballona Creek

Project Evolution

EXISTING CONDITIONS

Built over 50 years ago, this 3.4 acre property has not been updated to meet the diverse needs of the Culver City community, which includes a state mandate to build 3,000 new housing units by 2028 to address the area housing shortage.

The Post Office announced that it will be leaving its facility, which is too large for its current operations

Inefficient site planning

Too many driveways on Sepulveda and Jefferson, which cause traffic to back up

We remain committed to providing our neighbors with a “seat at the table” and delivering on our promise to engage in a transparent decision-making process that involves input from neighbors and community stakeholders.  The community will continue to play a key role in assisting to further refine our project to better address neighborhood needs.  

 

We are dedicated to providing stakeholders with ample opportunities to weigh in throughout the planning process, culminating with public deliberations at the Planning Commission and City Council, scheduled for Fall of 2021.  

    

Our team will work to develop and host:

  • Community-wide meetings and workshops

  • Neighborhood-focused meetings

  • One-on-one meetings with neighbors and community members

  • Online meetings and webinars

A PLACE TO GATHER

At the crossroads of Jefferson and Sepulveda and the hub of several Culver City neighborhoods – Heritage Park, Sunkist Park, Blanco Park and Lindberg Park – 11111 Jefferson is designed as a place for the community to gather. Whether in the new park along Machado at Sepulveda or in the plaza area off of Sepulveda and Jefferson in one of the many landscaped patios, the project will provide lush landscaping and ample spots to hang out.
